Method Matters
Pressure & Soft Washing
The strongest setting is not automatically the best setting. We match the cleaning method to the material, buildup, and condition of the property.
Pressure Washing
Controlled higher pressure is generally used on durable surfaces such as concrete, certain masonry, curbs, loading areas, and other hard surfaces. Surface-cleaning equipment can provide more even coverage over large areas than a wand alone.
- Concrete walkways, entrances, and curbs
- Surface cleaning for more consistent results
- Pretreatment and degreasing when appropriate
Soft Washing
Soft washing uses low-pressure application and specialized cleaning solutions to treat organic buildup on surfaces that should not be aggressively pressure washed. The solution does the cleaning work while the lower pressure helps protect the surface.
- Siding, stucco, painted surfaces, and awnings
- Algae, mildew, mold, and organic discoloration
- Careful application around landscaping and entrances
Clearer Presentation
Commercial Window Cleaning
Window service can be tailored around storefront glass, office windows, entry doors, frames, sills, tracks, height, access, and how frequently the property needs maintenance.
Exterior Glass & Water-Fed Poles
Water-fed pole systems use purified water and specialized brushes to scrub and rinse exterior glass from the ground where conditions allow. This can be an efficient option for many multi-window commercial properties.
Traditional Detail Cleaning
Traditional tools can be used where hands-on detailing is needed, including entry doors, interior panes, edges, frames, sills, and tracks. Service can be scheduled around customer traffic and operating hours.
- Interior and exterior service options
- Frames, sills, tracks, and entry doors as requested
- Hard-water and mineral staining evaluated separately
Customer-Facing Areas
Storefronts & Entrances
Storefront cleaning can combine several services into one visit: walkways, concrete entrances, curbs, exterior walls, canopies, signs, glass, gum removal, and spot treatment. The scope can focus on a single entrance or multiple tenant spaces.
Useful before openings, inspections, events, leasing photos, or seasonal refreshes.
Helps control buildup in busy areas before it becomes a larger restoration project.
Large Surface Cleaning
Parking Lots & Garages
Large concrete areas require planning beyond the cleaning itself. We consider traffic control, parked vehicles, drains, runoff, oil and grease treatment, equipment access, and whether sections need to be completed in phases.
- Parking stalls, driving lanes, ramps, curbs, and sidewalks
- Oil and grease pretreatment where appropriate
- Phased work around business or property operations
Problem Areas
Dumpster Pads & Grease Areas
Dumpster enclosures, loading areas, and grease pads often need heat, degreasers, dwell time, agitation, and careful wastewater planning. These areas may be scheduled after hours or placed on a recurring maintenance plan.
The exact process depends on the contaminants, surface condition, drainage, local requirements, and where rinse water can be safely controlled.
